Who is holding the file?

Board

Residents' company board

Get the articles, the standing orders and the day-to-day notes into one folder a solicitor can read.

Developer

Developer

Start an estate company with a transfer schedule and articles skeleton, before completion week.

Agent

Managing agent

Hand the board a current set for charges, repairs, consents and meetings.

Owner

Leaseholder or freeholder

A lease-reading sheet, a lease-extension folder, or a freehold-purchase folder. None of them is a notice.

Why bother

Get them current

Not a lesson. A reason to open the folder.

One folder

The papers the board actually uses, in one place, instead of last year's email.

Red brackets

You can see what to type. Leave the headings alone.

Word files

Editable documents. No subscription and no account on this page.

The deed still wins

A board note does not replace the lease or the transfer.

Ready for a solicitor

A starting draft, not a blank page the night before a meeting.

A pack under one file

Estate and flats packs are shown at £29. Commonhold is shown at £19. A single document is listed at £12 and is not for sale yet.

Estate [ESTATE NAME]

Title number [TITLE NUMBER]

Company [COMPANY NAME]

This is a list of headings. It is not the transfer, and it is not a flat lease.

Flats pack · not included

The lease stays the lease

Building [BUILDING]

Your lease is already the document that runs the flat. This pack does not sell a lease, and it does not print one.

What you get instead is the company paperwork around that lease: articles, standing orders, the service-charge habit, consents, and checklists.

If the lease and a board note disagree, follow the lease, then ask a solicitor.

Pricing

Two packs. £29 each.

The card keeps the pound price. Payhip charges dollars.

Flats

The block already has a lease

This pack is the company paperwork around that lease. It does not rewrite it.

Lease first

Service charges, repairs and consents follow the lease you already signed.

Company second

Articles and standing orders sit under the lease. They do not replace it.

England and Wales files

The England right-to-manage sheet and the Wales warning are two files, not one.

Getting current

Written for this building, not a generic import.

Use the estate pack where people own the houses and a company looks after the shared roads and open space. Use the flats pack where a lease already runs the building.

Fill the red brackets. Leave the lease or the transfer in charge. Then ask a solicitor to read the draft before the company adopts it or anyone signs.

Self-help templates. Not legal advice. Not drafted by a solicitor or an attorney.

FAQ

Short answers

England and Wales only?

Yes. These templates are for England and Wales. They are not written for Scotland or Northern Ireland.

Did a solicitor or an attorney draft these?

No. They are self-help templates, not legal advice. They were not drafted by a solicitor or an attorney. A solicitor should check them before the company adopts them or anyone signs.

What format are the files?

Word files. Payhip sends the pack after payment.

Is the price a subscription?

No. The prices on the cards are one-time. Payhip charges $38 for the estate pack, $38 for the flats pack, and $25 for the commonhold pack. A single is listed at £12 and is not for sale yet.

Can I pay on this page?

No. This page does not take a card. The three pack buttons go to Payhip. Do not type a card number here.

Can the board rewrite the lease?

No. The lease or the transfer beats a board policy. This shop does not sell a flat lease.

Are Welsh right-to-manage articles in the England file?

No. Welsh right-to-manage articles are a different file. The flats pack includes a Wales warning, not a Wales articles form.

Do these assume the 2024 reforms are in force?

No. Most of the 2024 Act is not in force, so the templates do not pretend it is. Get the papers you use now into a current folder, and let a solicitor say what has changed.
